How does the matching work?
Our matching algorithm scores properties across 11 priority categories based on your stated priorities. Each category, like location, wellness amenities, and privacy, is weighted according to how important you said it is. The result is a personalized match score (0-100) that shows how well each property aligns with your lifestyle.
Is CondoIQ free to use?
CondoIQ offers an introductory preview, but full access is part of a paid advisory service. Our service packages include personalized condo matching, scored and ranked results, property-level intelligence, and founder-reviewed guidance for Florida luxury new-construction condo buyers. Brokerage representation, when applicable, is handled separately through the appropriate buyer agreement.
What is the brokerage agreement?
The brokerage agreement is a standard buyer representation agreement that allows us to act as your buyer's agent for luxury condo purchases. It may be used for advisory representation, tour coordination, and negotiation support, but it is not currently required to create an account and view your matched results.
What markets do you cover?
CondoIQ covers Florida's luxury new-construction and pre-construction condo markets across both the Atlantic Coast and Gulf Coast. This includes major and emerging destinations such as Miami, Sunny Isles Beach, Fort Lauderdale, Pompano Beach, Boca Raton, West Palm Beach, Naples, Sarasota, St. Petersburg, Tampa, Clearwater Beach, and other select waterfront and urban markets throughout the state.
How are properties selected?
We curate our inventory from the best new developments in each market. Our team evaluates developer track records, architect credentials, location quality, amenity packages, and long-term value potential. Only properties that meet our standards make it into the platform.
Can I search for specific price ranges?
Yes, during the intake process you can specify your budget range, and our matching algorithm will prioritize properties that fit within your financial parameters while still showing you exceptional properties that might be worth stretching for.
How long does the intake take?
The lifestyle intake takes about 5-7 minutes to complete. You'll answer questions about your priorities across 11 categories, and we'll use your responses to generate personalized matches immediately.
What if my priorities change?
You can run the intake as many times as you like with different priorities. Each search session is saved, so you can compare results across different scenarios and see how changes affect your matches.
How do I schedule a tour?
Favorite properties you're interested in or use the contact buttons on a listing page, and our team will reach out to coordinate tours. Brokerage representation, when applicable, is handled separately through the appropriate buyer agreement.
What happens after I sign an agreement?
After signing, CondoIQ can support the advisory and representation side of your search, including tour coordination, development follow-up, and purchase guidance. Matched results are currently available after account creation.
